Process For Single Family Home Lots

Our most recent release of 18 single-family home lots was approved by the Lincoln Planning Board in October 2022. Some of these are ready for purchase, while others are still awaiting Attorney General Registration (which we anticipate receiving in Q1 of 2023). After settling on a single-family lot, the Buyer will complete a non-binding reservation agreement and send an initial deposit to the escrow agency. Within ten (10) days, the Buyer will receive a draft Purchase and Sale Agreement (P&S) for them to review. The P&S Agreement should be completed within thirty (30) days. South Peak resort Representatives are available for questions and consulting during any phase of the sales process.

Process For Townhomes & Condos

For those interested in our Fireside or The Rapids developments, South Peak invites you to reach out to our sales team and save a place on the waiting list. Those on the list will receive regular updates as we progress through the various approval processes with the town of Lincoln and the state of New Hampshire. Once approved, we will contact you directly to choose your unit and walk you through the rest of the reservation agreement process. We anticipate being able to break ground on Fireside in 2023, with The Rapids following suit shortly after.

Design

After the P&S is completed, homeowners and South Peak enter the design phase of the process. We take pride in the thoughtful designs behind our single-family units, multi-family townhouses, and commercial improvements. But since we recognize homeowners want their homes to be as unique as possible, we employ Design Guidelines provided and administered by South Peak Resort’s Architectural Review Board (ARB). These guidelines act as dos and don’ts for homeowners involved in new construction, renovation, additions, landscaping, or other alterations/improvements at South Peak.

Permitting & Construction

Once the permitting and design phases are complete, construction can begin on your brand-new South Peaks Resort home. We have several firms pre-approved to start work ASAP, including Longfellow Design Build, Cargill Construction, and Copley Properties. Homeowners are free to hire a contractor of their choosing as long as they adhere to the ARB and go through all proper approval and permit channels.
