South Peak Development Plan

With a single point of base access, Loon Mountain Resort began planning a second base area closer to downtown Lincoln in the 1980s. In 1993 the United States Forest Service approved expansion development plans for a base at Loon’s southernmost peak that would eventually become South Peak.

Loon’s south mountain opened for the 2007-08 season with three trails and two lifts. The Lincoln Express was a new 2007 Doppelmayr-CTEC high-speed detachable quad, climbing 1,475 vertical feet for a run of 5,160 feet. In 2005, 360 acres of slopeside property were sold by Loon to create the South Peak Resort residential community.

To connect South Peak with Loon’s primary mountain, Tote Road – a 1,919-foot-long new Doppelmayr-CTEC fixed grip quad – was built connecting the Lincoln Express to the Upper Bear Claw trail on Loon’s North Peak.

An 850-foot-long Doppelmayr double chairlift was installed below the Lincoln Express Quad in 2010 exclusively for South Peak Residents and two more new trails, Jobber and Twitcher, opened for the 2011-2012 season.

In 2018, after a few years of reduced development activity, South Peak Resort was purchased by a new developer with a bold new vision, renewed energy, and a strong partnership with Loon Mountain. South Peak Resort’s development plan is currently 30% complete. Single-family lots, homes, townhomes, and condos will continue to be developed along with a ski village, commercial space, and amenities over the next decade. The entire South Peak development master plan is on schedule to be completed by 2035, but we know many of you will come to call it home long before that.

The Master Plan

The South Peak master plan is approved by the town and the forest for 1,018 units across 360+ acres on South Mountain. The approved units will be a mixed-use phased cluster development of single-family homes, townhomes, and condos. In 2005 Phase One began with a subdivision with 67-single family lots. Construction and development are ongoing.
